A message from Ritz, a real estate company, and specialist Roslyn J. Chancey, Realtor®.

Southeast Florida boasts two great counties with real estate homes for sale listings in South Florida: Palm Beach
County and Broward County. In Palm Beach County one of the most desirable cities for real estate properties for sale,
especially private single family houses, is Boca Raton in southeast Florida. Boca Raton is a city on the east, and
unincorporated Boca Raton, governed by Palm Beach County is on the West, offering many private single-family
houses for sale in Boca Raton qualifying for HUD FHA, VA and Conventional Financing and mortgages, many being
REO and foreclosure homes.

Private Single Family houses, properties listed, and for sale by a Realtor specialist, offering HUD FHA, VA and
Conventional Financing and mortgages, many being REO and foreclosure homes, abound in the City of Boca Raton ,
as well as in unincorporated Boca Raton, west in each development community. Lovely grounds surround each of the
communities, so finding a development community of choice is easy to do in Boca Raton. Similarly, in neighboring
Broward County to the south of Boca Raton are the desirable cities of Parkland and Coral Springs. Similar to Boca
Raton , these Broward County cities boast lovely landscaped grounds leading to each of the communities in Coral
Springs and Parkland. Each development community , a neighborhood  of homes, in Boca Raton, Parkland and Coral
Springs has nearby parks, playgrounds and pools, and a library either within the development community or just
outside the community.   All communities lend themselves to family living, close to parks, pools, schools and a library
to accommodate the neighborhood homes. Ritz, a real estate agency, a Realtor specialist, has chosen to list and sell
houses offering HUD FHA, VA and Conventional Financing and mortgages.  Many of the properties are REO and
foreclosure homes.   Although there are rarely any properties offered For Sale by Owner in Boca Raton and
unincorporated Boca Raton, Parkland and Coral Springs, some properties may have been initially marketed as For
Sale by Owner.  Ritz considers the three cities:  Boca Raton, unincorporated Boca Raton, Parkland and Coral
Springs, in southeast Florida, as Ritz specialty areas because of the high rating of the schools on all levels.

In Boca Raton, local high schools include Boca High, Olympic High, Spanish River High and West Boca High School.
Boca Raton Middle schools include Boca Raton Middle, Eagles Landing Middle, Loggers' Run Middle and Omni
Middle School. Elementary schools include Addison Mizner, Boca Raton Elementary, Calusa, Coral Sunset, Del
Prado, Hammock Pointe, J. C. Mitchell, Sandpiper Shores, Sunrise Park, Verde, and Water's Edge Elementary
School.  Boca Raton School boundaries for a Boca Raton elementary school and other schools are subject to change
so a child may have to walk to a school in the neighborhood or take a bus to school. When a child must walk to
school, sufficient sidewalks and walk areas are provided so that a child walks to school safely. Boca Raton school
boundaries may extend to a nearby city, where a child will attend a school in a city different from the city in which the
child resides. When purchasing a new home in south Florida, Ritz, a Realtor specialist, suggests that a buyer should
not rely on a seller claiming a specific school in the neighborhood is where the buyer's child will attend. The Seller's
child may attend a particular Boca Raton elementary school at present, but the boundaries for a Boca Raton
elementary school may change.

When a child attends any of these schools: Boca High, Olympic High, Spanish River High and West Boca High School,
or any of these Boca Raton middle schools: Boca Raton Middle, Eagles Landing Middle, Loggers' Run Middle and
Omni Middle School, or any of these Elementary schools: Addison Mizner, Boca Raton Elementary, Calusa, Coral
Sunset, Del Prado, Hammock Pointe, J. C. Mitchell, Sandpiper Shores, Sunrise Park, Verde, and Water's Edge
Elementary School, the child cannot be assured of being with the same group of children continually from grades
K-12.

The reason is this: A child can attend a neighborhood Boca Raton elementary school such as Addison Mizner, Boca
Raton Elementary, Calusa, Coral Sunset, Del Prado, Hammock Pointe, J. C. Mitchell, Sandpiper Shores, Sunrise
Park, Verde, and Water's Edge Elementary School and then the boundary for the Boca Raton middle schools
change, such as Boca Raton Middle, Eagles Landing Middle, Loggers' Run Middle and Omni Middle School where
students who attended a particular grammar school such as Addison Mizner, Boca Raton Elementary, Calusa, Coral
Sunset, Del Prado, Hammock Pointe, J. C. Mitchell, Sandpiper Shores, Sunrise Park, Verde, and Water's Edge
Elementary School are split and half go to one middle school, and the other half goes to another Boca Raton middle
school, and Boca Raton Middle, Eagles Landing Middle, Loggers' Run Middle and Omni Middle School each have
children who had attended the same elementary school . The same happens at the Boca Raton high schools level
with high schools such as Boca High, Olympic High, Spanish River High and West Boca High School. Often students
who had shared classes in grammar school are once again brought together in the Boca Raton high schools.
Children who had once had to walk to school, may now take a bus, and children who had to take a bus, may now
have to walk to school due to school districting or redistricting.

The Palm Beach County Board of Education can assist with any questions regarding neighborhood school districting
or redistricting and buses. The Palm Beach County Board of Education  has full details that can somewhat show the
possibilities of school districting or redistricting taking place in the future, but when it comes to school districting or
redistricting and who will or won't be taking buses, whether it regards a grammar school, middle school or Boca Raton
high schools , there are never any guarantees. The Palm Beach County Board of Education does all that it can to
keep parents and students happy. Sometimes, a school districting or redistricting plan can be altered if enough
parents object, especially if a different plan can eliminate some buses. The public library may have The Palm Beach
County Board of Education information regarding school districting or redistricting.

South Florida MLS (Multiple Listing Service) provides houses for sale in Boca Raton listings that cover all
communities in Boca Raton, and south in Parkland and Coral Springs, some of which may have initially been
marketed For Sale by Owner. A full search of private single family houses for sale in Boca Raton can be performed at
our website: www.RitzHomes.com MLS brings together brokers from Palm Beach County and Broward County, to the
south where listings are offered for co-broke to member brokers and agents in south Florida. Brokers and Broker's
agents list up properties, again, some of which may have initially been marketed For Sale by Owner,  and post the
information into the MLS. Brokers and agents share the information and co-broke the sale, which means the
commission or fee is split between the selling and listing brokers.
