   performed by Transunion SmartMove that
   covers Credit, Background, Criminal and
   Evictions.  The tenant pays for this.


3.  You will deal with only ONE agent,
   Roslyn J. Chancey, who has been a REAL  
   ESTATE BROKER for nearly 30 years in  
   Florida.  Rentals are Roslyn's specialty, and  
   she excels in what she does.  You and
   Roslyn will keep in continual direct contact.


4.  There are only 2 things we ask that you do
   that you are already doing:

 A.  Provide us with information regarding your
       property, with several good photos, and

 B.  SHOW THE PLACE.


5.  You are the best person to show the place,  
   as you know the place best.


6.  It makes sense that you personally show the  
   place, without an agent present.  Talking  
   one on one, you will have better insight as
   to whether or not you want the tenant.

        REGARDING MLS:


Don't be duped into thinking you need to be in
the MLS. The purpose of the MLS is to bring in

                      MORE tenants.   


You don't need more tenants!  There is a great
demand for over-55 rentals, and we have more
            tenants than we can place!  



                     
BE AWARE:

1.  Other agencies want you to pay $99 and they
   boast they will do you a favor and put you in
   the MLS like it's a good thing.  It's NOT!!   


A.  When an agent gets paid just "$99", YOU
   WILL BE THE ONE answering all the co-
   broking agents' calls!!  This means phone
   calls constantly coming in, interrupting your
   life. You will have to spend hours of your time
   answering questions and giving directions,
   over and over again.

B. Then after all that work, YOU will still have to
   pay a hefty commission of about a
   half-month's rent to the co-broking agent!!



Why do the work of taking calls and still have to
pay a fee, when you can get your place filled

AGREEMENT

  Ritz requires a 2-month Exclusive Listing
Agreement, just in case it takes you that long to
decide on a tenant.  It is likely you will find a
            good tenant within two weeks.
